What it covers

Full bathroom renovations — strip-out to handover, managed by one team

A bathroom renovation is the most concentrated piece of work in a house. Plumbing, electrics, tiling, carpentry, plastering and waterproofing all happen in a room you can't lock the family out of for long. The difference between a bathroom that lasts 20 years and one that leaks at 18 months is the order things are done in and who's holding the project together.

Our renovation service covers everything from a like-for-like swap in a tired family bathroom to a full re-design of an en-suite, downstairs WC or wet-room. We strip out, run new pipework and waste, tank and tile, install sanitary ware, second-fix electrics, commission and hand over a fully tested room with documentation and a workmanship guarantee in writing.

We work either as the lead trade managing the whole job — plastering, tiling, electrics and decoration via our trusted Kent-based subcontractors — or alongside your builder, kitchen fitter or bathroom designer. You get one named project lead, a fixed price agreed before any tools come out, and a written sequence so you know what's happening on each day.

What happens if you wait

A cheap bathroom looks identical to a good one — for about 18 months

Bathroom failures almost never show up at handover. They show up when push-fit joints behind the tiles weep, when tanking is missed under a wet-room tray, when shower trims drop because the wall isn't built up, or when the floor flexes and grout starts cracking along every seam. By the time it's obvious, the room has to come back out.

Concealed escape of water

Push-fit joints buried behind tiles are the single biggest cause of insurance claims on refurbished bathrooms. We solder or compression-joint anything that won't be serviceable.

Failed wet-room tanking

A wet-room without a properly bonded tanking membrane will leak through the floor within two winters. There is no fixing it without a full strip-out.

Building Reg sign-off issues

New WCs in some locations, unvented cylinder swaps and certain electrical work are notifiable. Missing certification costs on resale.

Common mistakes we fix every week

  • Tiling straight onto plasterboard in a wet zone with no tanking membrane.
  • Letting a separate plumber, tiler and electrician all work to their own sequence — joints get hidden behind tiles before they're tested.
  • Using push-fit joints in concealed locations to save time on first fix.
  • Choosing a low-profile shower tray without checking the existing floor build-up and waste run.
  • Buying sanitary ware online before the room has been measured and the spec agreed.
  • Skipping a 24-hour pressure-test before the tiler arrives.

Our process

A predictable, step-by-step system — no surprises, no upsells

  1. STEP 01
    Free site survey

On-site measure, discussion of layout, materials and spec — most renovations get a survey before anything is priced.

  2. STEP 02
    Fixed-price quote

Itemised quote in writing — strip-out, materials, labour, tiling, electrics, sanitary ware, exclusions and timeline.

  3. STEP 03
    Strip-out & first fix

Existing room removed, new pipework and waste runs installed and pressure-tested before walls or floors close up.

  4. STEP 04
    Plaster, tank & tile

Plastering, tanking membrane to all wet zones and full tiling — sequenced so each trade has dry, ready surfaces to work on.

  5. STEP 05
    Second fix & commission

Sanitary ware, brassware, shower screens and electrics installed, the whole system commissioned and demonstrated to you.

  6. STEP 06
    Sign-off & handover

Walk-around, paperwork pack including any G3 or Part P certification, photos of concealed work, and a written workmanship guarantee.

Technical detail

What separates a long-life bathroom renovation from a 2-year refit

Most bathroom failures are sequencing failures, not material failures. The materials available today are excellent — the problems come from things being done in the wrong order, or in the wrong way, by trades who aren't talking to each other.

Strip-out and first fix — get it right while it's open

Once tiles, plaster or floorboards close back up, anything you didn't do becomes a future problem. First fix is the moment to re-pipe in copper or MLCP, set waste falls properly, install solid noggins behind shower controls, lay any underfloor heating loops, and run electrical first fix to current Part P standards. We pressure-test every joint for 24 hours before the plasterer is allowed in the room.

Tanking and waterproofing — the single biggest failure point

Every shower, wet-room and bath splash zone needs a proper tanking system bonded to the substrate before tiling. We use liquid or membrane tanking depending on the build-up, lap into floor tanking, and treat every penetration (shower valve, waste, lights) as a separate detail. Tiles and grout are decoration — tanking is what keeps the water out.

  • Liquid or membrane tanking to all wet zones
  • Bonded laps between wall and floor tanking
  • Dedicated detailing around every wall penetration
  • Low-profile trays bedded onto a fully tanked floor

Sanitary ware, brassware and screens — spec for the household

Bathroom hardware is wildly variable in quality and the price tag isn't always a guide. We help you choose taps, mixers, showers, WCs and screens that perform for the household and the water pressure you actually have — and we'll honestly say which budget-end items aren't worth installing because we'll be back to replace them in two years.

Certification, notifications and your records

Unvented cylinder work needs G3 certification. Notifiable electrical work needs Part P. New WCs in some locations need Building Control notification. We handle all required certification and notifications and give you a paperwork pack at handover — kept for your records and for any future sale of the property.

Frequently asked

Straight answers to the questions Kent homeowners ask us most

How much does a bathroom renovation cost in Kent?+

A typical full family bathroom refit in Kent runs from £6,000 to £12,000 depending on size, spec and tiling choice. Wet-rooms and high-spec en-suites can go higher. We give a fixed price after a free site survey — no per-day creep.

How long will my bathroom be out of use?+

A typical bathroom renovation takes 2–3 weeks from strip-out to handover. Larger projects or wet-rooms with bespoke tiling can take 3–4 weeks. We give you a written day-by-day sequence before starting.

Do you manage the whole project or just the plumbing?+

Either. We can run the whole job including tiling, plastering, electrics and decoration via our trusted Kent-based subcontractors, or work as the plumber alongside your existing builder or bathroom fitter.

Can I supply my own sanitary ware?+

Yes — we're happy to install client-supplied taps, mixers and sanitary ware. We'll review the spec before purchase and tell you honestly if anything isn't going to perform with your water pressure or layout.

Do you handle the design or do I need a designer?+

Most of our clients don't need a separate designer — we'll lay out the room with you on the site survey and produce a written spec. For higher-end projects we're happy to work to a designer's drawings.

Are you certified for unvented cylinders and electrics?+

Yes — G3 certified for unvented cylinder work, and notifiable electrical work is signed off under Part P via our partnered electrician. Certification is included in your handover pack.

How are payments structured?+

Bathroom renovations are typically billed in stages — deposit, first fix, second fix, completion. No finance company, no interest, just predictable cash flow for both sides.

What guarantee do you offer?+

Workmanship is guaranteed for up to 5 years from the date of installation. Sanitary ware, brassware and showers carry their own manufacturer warranties — we'll arrange replacement under warranty where applicable.

What areas do you cover for bathroom renovations?+

Kent and Medway as standard — Rochester, Chatham, Gillingham, Maidstone, Dartford, Gravesend and Sittingbourne. Wider South East considered for larger projects on a per-mile travel basis.

Plan the bathroom once. Live with it for 20 years.

Free site survey across Kent. Fixed price in writing. One named lead from strip-out to handover, with full certification and a workmanship guarantee.
